Residential Subdivision Design

Gardner & Peterson Associates, LLC provided surveying and engineering services to receive local approvals and permits for the construction of this new 1,600-foot subdivision road and the creation of 14 new residential building lots.  This project was designed to avoid and protect the inland wetlands and steep slopes located on the property and provide a wildlife corridor through the middle of the subdivision.  Services performed on this project included the following:

  • Boundary and Topographic Survey

  • Soil Investigation for Residential Septic Systems

Residential Septic System Design
Coventry, Connecticut

Gardner & Peterson Associates, LLC has been designing septic systems for new construction and septic system repairs since the 1960's.  We provide design plans utilizing various leaching products approved by the State of Connecticut Department of Public Health.  Gardner & Peterson Associates, LLC provides surveying and engineering services for the permitting and construction of various residential houses and septic systems that includes the following: 

  • Soil Investigation in the form of Deep Test Pits and Percolation Tests
  • Septic System Design in Compliance with the Connecticut Public Health Code
  • Locate house on lot per client's preference to maximize views and aesthetics with neighboring properties
  • Land Grading for lot development to ensure proper drainage around house and drive
  • Construction Stakeout for lot improvements
  • Foundation Location Survey for building permits


Residential Subdivision Design
Tolland, Connecticut

Gardner & Peterson Associates, LLC provided Land Surveying and Civil Engineering services to receive local approvals and permits for the creation of three new building lots on this 20.7 acre parcel.  Due to the site characteristics, Gardner & Peterson Associates, LLC designed this subdivision with no public infrastructure or public roadway improvements.  This provided the maxium rate of return for the developer without maximizing the number of new building lots.  Services performed on this project included the following:

  • Intersecting Street Sight Line Evaluation

Vernon, Connecticut

Mixed Use Residential Development
Ellington, Connecticut

Gardner & Peterson Associates, LLC has provided surveying and engineering services on this ever growing project since 1987.  What began as a small residential subdivision has grown to a mixed use development consisting of 180 residential building lots and a multi-family apartment complex consisting of 250 units.  Gardner & Peterson Associates, LLC provided services from the preliminary site planning stage to final development and construction administration including the following services:

Elderly Housing Development
Somers, Connecticut

Gardner & Peterson Associates, LLC was retained to provide construction plans for the redevelopment and expansion of a multi-phase elderly housing development in Somers, Connecticut funded by various grants for the preservation and construction of elderly or low-income and moderate-income residents.  The first phase of this project consisted of the construction of a new 19,500 square foot elderly apartment building and the rehabilitation of 52 existing elderly housing units.  The development also included construction of additional parking areas, new septic systems and storm drainage systems.  In the second phase, which is still in the design phase, we anticipate the addition of a similar apartment building and multiple duplex units.  Gardner & Peterson Associates provided the following services:
